Short answer

The questions Calgary buyers and Realtors ask most about sewer scopes are about timing, access and money: how early to book inside the condition period, what happens without a cleanout, whether the lawn is disturbed, what marking means, who pays when a defect is found, and whether a newer house needs a scope at all. Short answers are below; each links to a fuller guide.

Key takeaways
  • Book on the day the offer is accepted and aim to have the report at least two business days before the deadline.
  • No cleanout usually means a toilet pull or roof vent, which adds time and cost but is routine.
  • Marking turns a camera distance into a spot on the ground and a depth that a contractor can quote.
  • Who pays depends on where the defect sits relative to the property line, and between buyer and seller it is negotiable until conditions are waived.

01 /How are these questions grouped?

The answers below run roughly in the order a purchase does: why a scope, booking and access, the visit, the findings, and money and responsibility. They are general information for Calgary buyers, sellers and Realtors. SewerScope.ca is part of HAUSE, an independent information and request network, so answers describe how scopes usually work rather than any one provider's policy.

02 /What do buyers most often get wrong about sewer scopes?

Most mistakes come from treating the scope as a formality rather than evidence. The same handful come up again and again in Calgary purchases, and each is easy to avoid once you know it.

FAQAll questions

Why book a sewer scope when the house already had a home inspection?

Because the home inspection does not normally look inside the buried line. Alberta describes a home inspection as a largely non-invasive examination of readily accessible features. The scope puts a camera into the lateral, where roots, cracks and sags actually are.

How long is a sewer scope appointment in Calgary?

Often around an hour on site with an open cleanout, and longer if a toilet has to be pulled, the line has to be cleared, or several defects need locating. Ask the provider for both the visit length and the report delivery time.

What happens at a house with no cleanout?

The operator usually pulls a toilet and enters through the flange, or in some houses works down the roof vent. Both take longer and may cost extra. Tell the provider when booking so the visit is planned for it.

Will the scope damage the lawn or landscaping?

No. The camera works inside the pipe. The only marks outside are paint or flags placed at defects, which wash out or can be removed. Digging only happens later if a repair is chosen.

Does a Calgary homeowner or the City pay to fix a broken sewer line?

The City owns the pipe from the main to the property line; the homeowner owns it from the property line to the house. Whoever owns the section with the defect is responsible for it. Confirm with the City through 311 for anything on the City side.

My drains back up now and then. Should I scope before calling a drain cleaner?

If the line is blocked, it usually needs clearing first so the camera can pass. Many people have it cleared, then scoped straight after to see why it blocked. If water is backing up now, stop using water and call for clearing.

Can a scope be booked and finished inside a short condition period?

Usually, if it is requested the day the offer is accepted. The planner gives a book-by date two business days before the deadline, so there is time to review and get a quote.

Is a scope report good enough to negotiate with?

A good one is: full video, distances, still images, surface marks at defects and a written summary. Pair it with a contractor's written quote and it becomes the basis for a repair request, credit or price change.

Can the buyer or their Realtor watch the scope?

Often, if the provider agrees. Watching the live picture is the best moment to ask where a defect is, what material the pipe is and whether the camera reached the main.

What does marking a defect mean in plain terms?

The operator stops the camera at the defect, finds its transmitter from the surface with a receiver, and paints or flags the spot, noting an estimated depth. A contractor can then quote the repair at that exact place.

What problems do scopes find most often in older Calgary houses?

Roots at joints, offset or separated clay joints, sags holding water, and scale in cast iron. Some older houses have deformed fibre pipe, which usually needs replacing.

Can the scope provider fix the problem during the same visit?

A scope is an inspection. Some providers also clean or repair lines, but that is separate work with its own quote. For a purchase, keep the inspection findings separate from any repair sales.

Roughly what does a sewer repair cost in Calgary?

As 2026 planning estimates, a spot repair often runs $4,500 to $12,000 and a full lateral replacement $10,000 to $40,000 depending on method, depth and surface. Only a written quote is a price.

Is a sewer scope worth paying for on a newer Calgary house?

It is optional. PVC lines from the 1990s onward are lower risk, but sags from poor bedding and construction debris still appear, and a clean video is a useful baseline if a problem shows up later.

Are evening or weekend scope appointments possible?

Sometimes, depending on the provider, and they may cost more. Ask when you send the request, and do not count on a slot until it is confirmed.

How far ahead does a sewer scope need to be requested?

As soon as you know the deadline. Availability changes week to week, and a request sent on acceptance day gives the most room.

Who receives the video and report after the scope?

The person who ordered and paid for it, usually the buyer. They can share it with their Realtor, a contractor, the seller's side or their lawyer.

Does a sewer scope find leaks in the water supply line?

No. The scope looks inside the sanitary drain. The water service is a separate pressurized pipe with its own rules and its own City valve near the property line.

Can I use a seller's old scope instead of ordering my own?

You can review it, but check its date, whether the full video is available and whether the camera reached the main. Many buyers order their own so they control the evidence.

Does SewerScope.ca perform the inspections?

No. SewerScope.ca publishes guides and tools and passes requests through the HAUSE desk to independent providers, who confirm, perform and report the inspection.
